The Build Hub Process

At Build Hub we base our processes on the design process set out by the RIBA Plan of Work.

This is the industry’s standard model and of 7 stages.

Stage 0 - Initial Consultation

Once you submit an enquiry by email or contact form, we will send you a project brief questionnaire to complete.

Stage 1 – Site Visit and Further Consultation

We then organise a visit to your property or site to discuss your vision and objectives.

During this process we look to add value to your ideas based on our experience.

Once the project brief is completed, we can then issue a proposal to include design fees and indicative construction costs.

Stage 2 – Concept Design

Next our team collate the information from the project brief, survey, and meetings to develop a feasibility design, based around the indicative costs provided in our proposal.

Our design team can provide sketch layouts and discuss them with you to add or omit as necessary.

Value Engineering is considered when going through our process to ensure we stay in line with your budget.

Stage 3 – Developed Design

This stage is where our team will finalise the design and provide an estimate of build costs.

We will make any revisions to the layouts agreed and focus on the specification and selection of material finishes.

Once we have clarity on design, we can provide detailed estimate which is itemised in a bill of quantities format.

When the design and budget are agreed we prepare and submit the planning application. Our team will liaise with the planners and advise on any requirements for consultants required for the application.

The whole process is communicated by email and managed by our team.

Stage 4 – Technical Design

This stage is where our team will finalise the design and provide an estimate of build costs.

Stage 5 – Construction

Firstly, our Project Manager and Design team will organise a pre-start meeting to discuss site set up and logistics.

We will also do this separately with the construction team and discuss programme along with procurement of materials and health and safety.

Monthly progress meetings will be held with the team and client to discuss valuations on completed works, and progress against our construction programme.

Build Hub have developed a team of specialist subcontractors blended with traditional trades to ensure the quality of our product.

Stage 6 – Quality and Handover

Once Building Control have signed off the project we achieve ‘practical completion’.

You will receive an operation and maintenance (O&M) manual is a comprehensive document that provides essential details about property and equipment upkeep.

Finally, we issue any warranties and then talk you through user guides if necessary.

Stage 7 – Ongoing Requirements

At the start of the project, we mutually agree a defects period after the project is complete to pick up on any minor snagging.

Build Hub will always work with you to make sure any minor defects are dealt with appropriately.
